Acquiring a Piece of Land in Bangalore City

It is a dream of many to purchase a property in this city. In any case you need to be alert while buying land to stay off getting into legal tussles. Says S Selva Kumar, advocate and consultant with financial institutions, "I turn down anywhere between 15 to 20 applications for mortgages out of 30 daily purely because the title of properties in questions cannot be tracked down at all"

In recent times acquiring a house in Bangalore, that too in the peripheral regions has become a an annoying maneuver. To start with, the planning authority in Bangalore operates on a three-circle concept. The core comes under the administration of the Bangalore City Corporation (BCC) where theestablishment is the relevant authority to legislate construction of buildings with the exception of tall buildings for which the Bangalore Development Authority (BDA) is the accredited body. After that there are the seven City Municipal Councils (CMCs) and a Town Municipal Council (TMC) that are responsible for the middle circle. However it comes under the charter of the BDA. The outermost circle consisting of Bangalore out of city districts is taken charge by the Bangalore Metropolitan and Rural Development Authority (BMRDA)

These numerous groups of real estate fall under the BDA, BCC, housing cooperative societies, CMCs private layouts, Grama Thana and revenue land,

BDA Real Estate

These are sites from land took over by the BDA through a legal process and allocated to home owners. From legal aspect these accommodations are the preferred options and have all the important documents. For financiers to fund the apartment they need not trace the apartment on top of acquisition by the BDA.

BCC Apartments

In general these are owned by home owners through inheritance partition, gift etc, these are sites in the authority of the BCC. You will find very few vacant apartments in this type.
